Terms and Conditions
We ask you to pay a 50% reservation payment when you reserve your stay at Villa CP. The remaining 50% is due 12 weeks before arrival. VAT and taxes are included.
Two weeks before arrival, you must also pay a refundable security deposit of €1000. It will be returned to you, less any deductions for damage etc, after we have checked the property. Please allow 14 days after departure to receive it in your bank.
Your stay at Villa CP
We will send you a booking confirmation email when we have received your reservation and first payment. It shows all the details of your stay, including your arrival date, departure date, rent, number of guests and other important information. Please check it carefully and tell us immediately if there is any error.
Check-in and check-out times
Check-in time is 5pm (17:00) on the day of arrival and check-out time is 10am (10:00) on the day of departure. After 19:00 (7pm) on arrival day there is a charge for late check-in of €75. Arrival after 20:00 (8pm) is not possible without previous agreement.
What’s not allowed
- No smoking inside the house or annex.
- No parties or loud music.
- No open fires or fireworks.
- Sorry, no pets.
Maximum guests, beds
Only the agreed total number of guests can stay at the property. That's a maximum of 8 people in the main house (3 double beds, 2 singles) and 2 in the annex (1 double bed). You can rent either the main house or the annex or both together. Infants under 2 years don’t count towards the total. We have 2 high chairs and 2 cots.
Personal friends and family
You are renting Villa CP for your private holiday with your friends and family. You will not sub-let Villa CP to third parties or use it for any commercial purposes.
Villa CP is surrounded by forest. Please, think carefully before you light a barbecue and never light an open fire. Only use coals on the barbecue. Always keep the fire hose connected next to the barbecue. Don’t throw away ashes, cigarette ends, etc. You are liable for any fire damage caused by you or your group. Be vigilant. Never leave the barbecue unattended. It is against the law to light open fires or fireworks from March 15 to October 15.
Natural swimming pool
There is no fence or protection around the swimming pool. You must supervise small children at all times, or anyone who can’t swim unaided. Also note that the pool contains natural fresh water (no salt or chlorine) so please expect a few frogs hiding in the plant zone! They are very shy and won't come near you.
Fair usage policy
There are toiletries and other essentials provided in the house for your enjoyment during your stay. Excessive use or removal of household essentials, including toiletries, will be deducted from your deposit. Our water comes from a natural well, it's not an unlimited supply, please only use what you need.
Any breakages or damage must be reported immediately to the owner of the property. The cost of repairs or replacement, or extra cleaning, will be deducted from your security deposit, but are not limited to that amount. You may be charged separately for repairs over €1000. Do not attempt to repair the damage yourself.
No liability for theft, personal injury or death
Except for gross negligence, the property owners accept no liability for personal injury or death, to you or any member of your party, during your stay. We are also not liable for any loss, damage or theft to your personal property during your stay. We suggest that you take out travel insurance to cover you during your stay.
Photos and third party websites
We do our best to maintain accurate photos and descriptions but we will not be held responsible for minor changes to the Property or its contents, nor for the accuracy of information given by third parties such as holiday listing websites.
Right of entry
We reserve the right to enter the property to inspect it, or to carry out maintenance or repairs during your stay, at reasonable hours, including garden/pool maintenance.
Keys and buzzers
Lost or broken keys will be charged at €10 per key. The buzzer is a high-security device and requires a technician to visit and reconfigure the system if it is lost. Lost or damaged buzzers will be charged at €140 each.
Changes and cancellations
You can cancel your booking or change your dates, or the number of guests in your group, provided there are still 12 weeks before your arrival. Pre-payments will not be refunded. If you decide to leave before the end of your booked stay, the nights you don't spend in the property will not be refunded. We also do not issue refunds if extreme weather or other circumstances prevent you from travelling. We recommend that you buy travel insurance to cover unexpected circumstances. If the Property becomes unavailable for any unforeseen reason, beyond our control, we will offer you alternative dates or make a refund.
Complaints and difficulties
Please tell us of any problems immediately that occur during your stay. We will deal with them straight away. The local property manager lives nearby and will help to solve problems. We will give you our mobile numbers when you arrive so it's easy to contact us.
Term and termination
We reserve the right to terminate your stay, without refund or compensation, in the case of illegal, anti-social or aggressive behaviour; excessive damage or noise; if smoking restrictions are not observed; if visitors are causing a fire risk; if there is a breach of these terms and conditions; or if the behaviour of anyone in your group causes the police, fire service or similar authorities to visit the property. You are not a tenant but a paying short-term guest and have no right to remain in the property without the permission of the owner.

In this document, “we” means Ramillas SL, its employees and agents; “you” means the person who booked the accommodation. You are responsible for all the members of your group. Your booking of Villa CP indicates your acceptance of the terms and conditions on this page, which are subject to Spanish law and the competent court of Barcelona.
